What is the average cost of buying a house in County Waterford?
The average price of a house in County Waterford varies for different towns but is significantly below the price of a similar house in Dublin’s commuter belt. For example the average price of a new 3-bed semi in 2004 was €202,000 – just 51% of the price of the same house in Dublin’s commuter belt.

How easy is it to acquire a site and planning permission for building a new house?
Most estate agents have sites available for residential development. These sites normally have outline planning permission granted and require approval for full planning permission.

All planning applications are approved by individual local authorities. Each local authority has its own planning policy and planning section which complies with the National Planning Guidelines and is based on the county’s Local Development Plan. The Development Plan outlines the authority’s policy on land use, zoning, provision of public and community services, amenities and planning policies for the county. Development plans are normally available on the local authority website or can be purchased directly from the local authority.

The local authority usually has an information leaflet providing practical guidelines on its planning process outlining a step by step guide, this information is usually available on the individual websites also. The timescale for seeking planning permission can vary.
